Golden Valley Ranch is a 1,400 acre residential and commercial project in Santa Clarita, California. PacificUS entitled the property for 498 single family homes and a 620,000 square foot commercial retail power center. The project includes an elementary school, an age-restricted senior housing component, a fire station site, a community park, and 1,100 acres of permanent open space, deeded to the Santa Monica Mountains Conservancy.

Prior to breaking ground, PacificUS Real Estate Group obtained a number of complex entitlements including EIR, zone change, general plan amendment, conditional use permit, and annexation. PacificUS also secured discretionary development permits from the U.S. Army Corps of Engineers (Nationwide Permit), California Department of Fish and Wildlife (Streambed Alteration Agreement), California Regional Water Quality and Control Board (Clean Water Certification), and Caltrans (multiple encroachment permits and land purchases and sales).

PacificUS negotiated the sale of the entitled residential lots to Pardee Homes. For the commercial site, PacificUS acted as its own general contractor to complete the backbone infrastructure improvements. This included 9 million yards of grading and the installation of water, sewer, power, storm drain, and roads. The commercial site was sold to Terramar Retail Centers. The project's commercial anchors include Lowe's, Kohl's, and Target.

Golden Valley Ranch is located in the City of Santa Clarita and along site the 14 Freeway between the Via Princessa and Golden Valley Road off ramps. The 14 Freeway provides excellent automobile access to Los Angeles (approximately 30 miles) and other major cities.

The site borders the Fair Oaks Ranch subdivision, Disney's Golden Oak Ranch, and the Placerita Canyon State Park.
