The Heritage Hills project consists of 106 acres of undeveloped, residential zoned land along the eastern border of the City of Santa Clarita. The property is adjacent to Masters College, Disney's Golden Oak Ranch, and the exclusive Placerita Canyon gated community.
The ownership is bifurcated by Dockweiler Drive, with the south side of the property zoned for high density residential and the north side zoned for low density residential. PacificUS has applied to subdivide the south parcel for single family homes, a use compatible with the adjacent Lantana subdivision.
The property is above much of the surrounding topography, and the high points provide sweeping views up and down the the valley and towards Angeles National Forest.
The project sites along the Eastern border of the City of Santa Clarita at the intersection of Dockweiler Drive and Sierra Highway.
The site borders the Lantana single family subdivision, vacant land, and the Angeles National Forest. The Placerita Canyon gated community lies to the northwest.
